Sunset Street

Sunset Street is one of the largest rural development projects in California. Thanks to a U.S. Department of Agriculture (USDA) project-based rental assistance contract, the majority of residents are only required to pay rent equal to 30% of their actual income. The subsidy covers the balance of the rent.
Funds for redevelopment of the project included low-income housing tax credits, tax-exempt bonds and a loan from the City of Rocklin. The property will continue to comply with USDA Section 515 requirements in addition to low-income housing tax credit and tax-exempt bond restrictions and land-use restriction covenants that are a function of the project financing.
Originally constructed from 1976-1978, Sunset Street underwent an extensive renovation which included interior upgrades to the kitchens and bathrooms, handicap accessibility improvements, exterior renovations to ensure the long-term integrity of the buildings and elaborate landscaping improvements. Sunset Street now offers renovated, safe, and affordable housing which will be an asset to the community for many years to come.
